Positive grade, explained

The ground right around your house should slope away from it, commonly recommended at about 6 inches of drop over the first 10 feet. Many homes lose that slope over time as soil settles, flower beds get built up, or sod is laid too high. When the grade tips toward the house, every rain pushes water to the foundation.

What regrading involves

Contractors bring in fill dirt or topsoil, move existing soil, and shape the yard so water drains toward the street, a swale, or a drain inlet. For bigger problems they may use a skid steer and laser level. Afterward the area is seeded or sodded.

Regrading is often paired with a French drain or swale when the whole lot is flat or the water has nowhere downhill to go.
